The work

Our crews broke the failed concrete of the balcony slabs back to sound reinforcing steel, top and underside, installed epoxy-coated reinforcement, and re-formed and re-poured the slab edges.

Once the concrete was repaired, the balcony decks were finished with a waterproof coating, and each coat was checked with a wet-film thickness gauge.

The old railings and lattice panels came off, and the balconies got new white panel guards. The slab undersides were parged.

How the job ran

Residents stayed in the building throughout. The work moved through the building in phases, the upper floors were reached from boom lifts, and the job was finished within one construction season.

How concrete and coating work runs

The consulting engineer marks the repair areas on site and inspects the reinforcing before pours; temporary shoring goes in when a structural removal needs it.

Before a coating or membrane goes down, the concrete is repaired first, the surface is prepared (shot blasting or grinding) to the specification, moisture and weather are checked against the manufacturer's data sheet, and the engineer inspects where the specification calls for it.
