The work

Our crews repaired the balcony slabs and waterproofed the decks with a torch-applied membrane, finished with new metal flashing.

Along the building, the foundation walls were excavated, sealed with a liquid membrane and drainage board, and backfilled.

Where the steel shelf angles had corroded, our crews took the brick down, rebuilt it, and repointed the columns and the base course around it. A shelf angle is the steel ledge that carries the brick at each floor; repointing replaces failed mortar.

How the job ran

Residents stayed in the building throughout. The work went section by section, and the whole job, excavation included, was finished within one construction season.

How masonry work runs

Localized masonry repairs take weeks and full walls take months. Crews reach walls by boom lift or swing stage, or from the ground on low walls.

Exterior balcony and masonry work runs from spring to fall.
