What work does your building need?

When a job needs it, a project manager visits the site and the company then prices the work; tendered work is priced from the consulting engineer's specification.

  • Waterproofing

Garage deck traffic coatings, balcony membranes, below-grade walls, and podium, plaza and roof decks

    Details

A membrane or coating that keeps water out of a deck, a balcony or a wall below grade.

Waterproofing jobs have used liquid traffic coatings, hot-applied rubberized asphalt, sheet membranes, and crystalline or cementitious systems.

  • Parking garage repair

Parking garage repairs for condominium corporations, property owners and a municipality

    Details

Concrete repairs, waterproofing and traffic coatings, and joint and sealant work in parking garages.

Garage repairs are phased by level on smaller garages and by zone within each level on larger ones.

  • Balcony restoration

Slab concrete repairs, membranes and coatings on the balcony surface, and railing repairs

    Details

Repair of balcony slabs, the membranes and coatings on them, and their railings.

On older balconies, the company's projects have found spalling at the slab edges, failing railing anchors, and rusted reinforcing steel once the concrete is opened.

  • Masonry restoration

Repointing, brick replacement, shelf-angle repairs with the brick rebuilt above them, and rebuilding parapets and chimneys

    Details

Repair of brick walls and of the mortar joints between the bricks.

The mortar type follows the engineer's specification, sample panels are approved before the full job, and matching brick is sourced from suppliers.

  • Caulking and sealant replacement

Window perimeter caulking, sealant at panel and expansion joints, and re-glazing

    Details

Replacing the flexible sealant in the joints around windows and between wall panels, which keeps water out.

The old sealant is cut out completely, a backer rod sized to the joint and a primer go in as the data sheet requires, adhesion is tested before the full job, and joints must be dry and within the product's temperature limits.

  • Building envelope repair

Brick, sealant and window work taken on as one programme; curtain wall repairs; EIFS repairs and new installation

    Details

The building envelope is a building's outer skin: its walls, its windows and the joints between them.

Envelope work has covered curtain wall repairs, and EIFS (insulated stucco cladding) repairs and new installation.

  • Concrete restoration

Removing and repairing spalled and delaminated concrete, crack injection, slab replacement, and repairs to columns, beams and walls

    Details

Repair of structural concrete: slabs, balconies, columns, beams and walls.

Cracks are injected with epoxy or polyurethane, chosen by whether the crack is structural or leaking.

  • Concrete repair

Walkways, curbs, steps and small slabs, and concrete repair within restoration programmes, for residential and commercial clients.

    Details

Localized concrete repairs take weeks and slab replacements and large scopes take months. Interior and covered repairs continue year-round with heat; exterior pours wait for warm weather.

  • Foundation repair

Underpinning, wall bracing, and excavating to repair or rebuild foundation walls, for homes and commercial buildings.

    Details

Structural foundation repair is regular work.

  • Retaining walls

New retaining walls and repairs to existing ones, for residential and commercial properties.

    Details

Most have been poured concrete, formed and placed on site.

Commercial renovations, and mechanical and electrical work

  • Commercial renovations

Commercial renovations cover office fit-outs, retail and hospitality, and building modernization.

    Details

Commercial renovation work has covered interior demolition and rebuild; drywall, ceilings and flooring; washroom and accessibility upgrades; and work in occupied buildings, phased or after hours.

  • Mechanical and electrical

Mechanical and electrical work covers HVAC, plumbing, electrical, and fire protection or building automation.

    Details

Managed by Canada Contractors Inc. as the general contractor.

For homeowners

Exterior homeowner work runs from spring to fall; interior drainage and crack injection continue year-round.

Serving the GTA and surrounding regions.

  • Basement waterproofing

Excavating and waterproofing the outside wall with new weeping tile, interior drainage to a sump pit and pump, or crack injection for smaller leaks.

    Details

In older houses, the leaks most often came from foundation cracks, failed weeping tile, and failed parging or dampproofing.

Foundation crack injection, for smaller leaks.

    Details

    Crack injection continues year-round.

  • Weeping tile and interior drainage

Exterior weeping tile replacement, and interior drainage with sump pits and pumps.

    Details

  • Concrete steps and porches

Steps and porch work has covered resurfacing and patching, rebuilding and re-pouring steps, and porch slab repair.

Questions about the work

Who writes the repair specification?

The consulting engineer writes the specification, and the company carries out the work. Tendered work is priced from the consulting engineer's specification. On concrete work, the engineer marks the repair areas on site and inspects the reinforcing before pours; on masonry work, the mortar type follows the engineer's specification.

When can each kind of work be done?

Garage repairs continue through winter, with heating and enclosures where needed; exposed areas such as a garage's top deck wait for warm weather. Coatings and membranes go down only within the manufacturer's published temperature limits. Exterior balcony and masonry work runs from spring to fall. Exterior sealant work and exterior concrete pours run from spring to fall; interior and covered concrete repairs continue year-round with heat. Exterior homeowner work runs from spring to fall; interior drainage and crack injection continue year-round.

Who obtains the permits?

On garage work the consulting engineer usually obtains the permits; the company obtains them when a job needs it. On balcony work the consulting engineer usually obtains the permits. On masonry, sealant and concrete work, the permits are obtained by the consulting engineer or by the company, depending on the job.

What does a quote include?

A quote includes mobilisation and access equipment, the permits the company obtains itself, disposal and cleanup, and unit prices for quantities beyond the estimate. It excludes the engineer's fees and design, conditions found beyond the specification's quantities, resident parking or storage arranged by the building, and permits obtained by the owner or engineer.
